Income-based living and affordable senior housing are foundational to the Methodist Senior Services Christian mission. The definition of affordability varies from person to person and often depends on individual circumstances. By leveraging HUD 202 federal subsidies and Low-Income Housing Tax Credits (LIHTC), we ensure housing options are accessible to those aged 62 and older with economic need and who meet specific eligibility requirements.
The Section 202 program helps expand the supply of affordable housing with supportive services for the elderly. It provides very low-income elderly with options that allow them to live independently but in an environment that provides support activities such as cleaning, cooking, transportation, etc.

This program provides credits to developers and operators of affordable rental housing in order to pass along reduced rates to older adults with limited income. Applicants considering an MSS property participating in the LIHTC program must also meet certain income requirements. Currently, The Henry Clay in West Point, MS, is participating in this type of programming.
